The Pismo Beach area was later granted to José Ortega as part of the Rancho Pismo Mexican land grant in 1840. In 1848, Isaac Sparks acquired the land and sold it to John Michael Price, who played a pivotal role in the development of Pismo Beach. Price subdivided the land into the town of “El Pismo” in 1886 and further subdivided it in 1887, establishing the town of Pismo Beach in 1891. He also built a hotel in 1875, which initially failed but was later rebuilt, and actively promoted Pismo Beach as a tourist destination.

Pismo Beach continued to grow, with the addition of a wharf in 1882 and a full-length pier in 1924. The city was officially incorporated on January 11, 1939, but faced a brief period of disincorporation before being reincorporated on April 25, 1946.
